Noble West: A Vibrant New Community Fueling Growth in Noblesville

Noblesville continues to grow with purpose, and Noble West is an example of how thoughtful development is transforming the city’s southwest side. This upcoming mixed-use community combines beautiful new homes, resort-style amenities, walkable retail, and easy access to local conveniences, making it an ideal destination for both residents and businesses.

A 42.5-Acre Vision for the Future

Located at the northeast corner of Hazel Dell Parkway and Edenshall Lane, Noble West is a $78 million mixed-use project spearheaded by Cityscape Residential, the Carmel-based developer behind Noblesville’s successful Nexus development.

What sets Noble West apart is its comprehensive mix of residential and commercial offerings:

  • 284 modern apartment units featuring one-, two-, and three-bedroom floor plans
  • 150 for-sale townhomes by Lennar Homes of Indiana
  • 30,000 square feet of retail space developed by NW Partners
  • Resort-style amenities, including a clubhouse, pool, dog park, pickleball courts, and on-site trails

Situated adjacent to the existing Noble West Shoppes and a soon-to-be expanded Kroger Marketplace, this development offers low-maintenance living with high-quality conveniences just steps away.

Housing That Meets Today’s Needs

Cityscape Residential’s multifamily component will be located on the southeastern portion of the site, bringing elevated living with high-end finishes and community amenities. The apartments will include a 9,000-square-foot clubhouse, a sparkling pool, outdoor recreation space, and ample green areas.

On the northern side of the property, Lennar Homes—a trusted national builder with a strong presence in Indiana, will deliver 150 thoughtfully designed townhomes. These homes will range from 2,000 to 2,400 square feet, each with three bedrooms, attached garages, balconies, and price points starting around $450,000, ideal for families, professionals, and those seeking turn-key living in one of Indiana’s most desirable cities.

Retail and Expansion Opportunities

NW Partners, another Carmel-based developer, will lead the commercial portion of the project, bringing 30,000 square feet of new retail to the southwest edge of the site. In addition, NW Partners is also working to expand the existing 75,000-square-foot Kroger supermarket into a 125,000-square-foot Kroger Marketplace, complete with a new fuel station and 75,000 square feet of adjacent retail. This investment will further enhance the area’s shopping and dining options for residents and visitors alike.

Strengthening Community and Schools

Families moving into Noble West will benefit from being part of the highly rated Noblesville Community School Corporation, recognized for academic excellence, supportive staff, and strong extracurricular programs. Proximity to top-tier schools continues to be a key driver for families choosing Noblesville as their home.

The neighborhood’s location also places it just minutes from Downtown Noblesville, home to the Historic Square, a vibrant arts district, and a full calendar of seasonal festivals and events. With convenient access to trails, parks, and local businesses, Noble West supports an active, connected lifestyle.

Continued Investment in Noblesville’s Future

Cityscape’s involvement in Noble West marks their second major investment in Noblesville. Their previous project, Nexus, revitalized a former Marsh Supermarket site at State Road 32 and River Road into a $52.8 million mixed-use development, now home to 287 residential units and 36,000 square feet of commercial space.

“Cityscape has already made substantial investments in our downtown and most recently with the completion of the Nexus development,” said Andrew Murray, Noblesville Economic Development Director. “We’re absolutely thrilled to partner with them on another project that strengthens our community.”

To support the multifamily component of Noble West, the Noblesville City Council unanimously approved a $6.7 million tax-increment financing bond, demonstrating the city’s ongoing commitment to partnerships that drive smart, sustainable growth.
