Noblesville business park development years ahead of schedule

NOBLESVILLE, Ind. (November 18, 2022) – Noblesville’s bid to attract world-class businesses to the area is paying off in a big way. City leaders say Washington Business Park is years ahead of schedule and the amount of space already sold or leased is exceeding expectations.

“We figured it would be a 5 to 10-year process to fill the park, but it’s looking more like a 4 to 5-year process – projected,” said Ryan Baker, senior director with commercial real estate brokerage Cushman and Wakefield.

The business and innovation park, a public-private project between Westfield-based Patch Development and the city of Noblesville, resides on 142 acres of divisible land along State Road 37, north of 146th Street.

This is a prime location near both major interstates, I-465 and I-69, and it is ideally suited for industrial and residential growth. SMC Corporation of America, one of Noblesville’s largest employers, is nearby and there are several housing developments in the area. Recently those residents learned they can look forward to the construction of a new Costco store just northeast of the State Road 37 and 146th Street interchange.

“If you look at the growth in the area and increase in housing, you get a good mix of blue-collar laborers and white-collar laborers who live just minutes away from Washington Business Park,” said Baker.

Baker says the business park and Noblesville in general are attractive propositions for companies seeking a new home.

“People want to live and work in an attractive area,” he said. “When you consider things like jobs, affordability, livability, quality of the schools – Noblesville is a no-brainer.”

Baker says roads and infrastructure are completed on the south end of Washington Business Park, and work on the north side of the park is progressing quickly.

Baker wants prospective tenants to know that the city of Noblesville and Patch Development is excellent to work with.

“Patch is a great landlord to have. We have a fantastic team in Patch, Noblesville, Cushman & Wakefield, and eXp. It’s about people, and we’ve got the right people.”

Speculative buildings and build-to-suit options are available, meaning the space can be immediately leased and/or constructed to the business’s specifications. Building sizes range from 20,000 square feet to 400,000 square feet depending on the needs of the tenants.

The industrially zoned buildings are specially designed to be flexible, multi-use spaces. They can be used for both office and warehouse purposes. This makes them perfect for businesses that want to have a versatile, adaptable workspace.

The ground was broken on the project just recently – in July of 2021 – and several companies have already moved in or are in the process of doing so.

• One162,000-square-foot building has been fully leased, other than roughly 20,000 square feet.

• Morrell Group, which provides advanced motion control solutions for industrial and mobile applications, now occupies a 32,000-square-foot space.

• Indy Premier Soccer Club opened a 52,888-square-foot facility this year and has already held a big invitational soccer tournament in their new facility.

• Looking to the near future, electrical equipment supplier Breakers Unlimited is moving into an 80,000-square-foot freestanding building.

• Yoo Direct Health is preparing to move in, with construction underway on a facility right at the entrance to the park.

• Ground has been broken on two more 247,000 and 130,000-square-foot buildings.
